What we propose…
Through the site, Israel’s NOP marks a green buffer intended to pause the dense urban development that is expected to continue in the center of Israel. The site is also strategically located on one side of a triangle between the primary Tel-Aviv CBD, the Ayalon corridor, and secondary high tech industrial parks including Hertzelia, Raanana, and Airport City. This location, at once not in the city yet within the metropolitan area, along with the inclusion of a green belt, requires a unique CBD typology.
Instead of utilizing a large, central, dense, and massive CBD, the typology is split into smaller, low density, self sufficient units which maintain the over all CBD experience while preserving the rural open landscape demanded by the NOP. Similarly to the ‘Moshav’ or ‘Kibbutz’, these small units are given responsibility over their surrounding landscape and negotiate the economical conflict in preserving the open space. Their radius of open space responsibility overlaps, promising both the preservation of the open space and the creation of non-metropolitan infrastructure between them.
